Mafra is the most rapidly transforming concelho on Portugal's western coast — driven by Ericeira, the European surf capital, which since 2011 has become a magnet for digital nomads, surf-retiree hybrids, and Northern European families relocating from city life.
Two centres: Ericeira on the coast (8 km west of Mafra town) and Mafra town itself, dominated by the UNESCO-listed Palace of Mafra. The coast carries international demand and higher prices. The interior (Mafra vila, Malveira, Cheleiros, Igreja Nova) is Portuguese family-home territory with much lower prices and significant moradia-with-land supply.
For retirees, Ericeira fits a particular profile: someone wanting a small walkable town with restaurants, ocean access (genuinely surfable), and a community more international and younger than the Algarve typical. Trade-off: colder Atlantic water, more wind, smaller English-speaking retiree community than Cascais or Lagos.
Price picture: a 2-bedroom apartment in Ericeira proper runs €450k–€700k buy / €1,400–€2,000 rent. Same in Mafra vila is €250k–€400k. A villa in the interior runs €500k–€1.2M.
Practical: 40 minutes to Lisbon centre via A21. 35 minutes to Lisbon airport. Closest large hospital is Hospital da Luz Torres de Lisboa or CUF Cascais. SNS access via Mafra centro de saúde + Hospital Beatriz Ângelo (Loures).
